No Lump Sum After Forbearance

Freddie Mac CEO David Brickman stressed that borrowers using GSE, or Government Sponsored Enterprises, such as Freddie Mac and Fannie Mae, and are in loan forbearance (agreement to pause mortgage payments), will never be required to repay a lump sum at the end of the forbearance period.  In my opinion, this is good news for all homeowners as it will support the housing market now and in the future as we recover from the financial challenges many Americans are facing during the Covid-19 pandemic.  It is likely that home values will decrease in the short term, but hopefully they will recover from this natural disaster within a few years.

San Diego, CA 92129 Housing Trends as of 02/17/2020
Although there were pricing fluctuations over the past year, when comparing the most recent 6 month period with the same period last year the median sale price changed approximately 4% and the median $/Sqft changed approximately 2% overall. There are currently 1 months of home inventory and half of all properties sell in 11 days or less. I anticipate that fewer than 90 days of marketing time will be required to sell common properties over the next 3 months.

Although there were pricing fluctuations over the past year, when comparing the most recent 6 month period with the same period last year the median sale price changed approximately 4% and the median $/Sqft changed approximately -2% overall. There are currently months of home inventory and half of all properties sell in 18 days or less. I anticipate that fewer than 90 days of marketing time will be required to sell common properties over the next 3 months.
